Building 3 Fire Update...
Carports and trash enclosures are the topic this week...
On Monday, April 1st, 2013 around 9:45pm a fire broke out in Building 3 at the Shadowbrook Apartments...
The latest update will sound a lot like the last update this week. The Club House and Leasing Office continue interior work with drywall and electrical. ...
As you can see from the size of the update we are progressing well with the project...
I am very enthused to announce that we have completed yet another major portion of the project...
We are in the home stretch and headed for the finish line. GO NINERS!! The renovations are headed that way too...
We finished the seismic portion of our project. The carports have now been reinforced to better withstand seismic activity
Welcome to the New Year and the last push to complete the project this spring and start having fun.
Before this weeks update, please know that our leasing office is still accepting donations for the following from 9:00am-6:00pm Monday to Saturday.
The holidays are fast approaching again and planning for that special event, vacation other holiday tradition is on everyone’s minds
Water seems to be everywhere as the rains keep coming.
Renovations will be closed for the Thanksgiving Holiday on Thursday November 22nd and Friday November 23rd.
Well on the way, siding, balconies and patio upgrades with new designs are taking shape.
We have had some minor delays both at the seismic site at buildings 5 and 6 as well as the siding and balcony portion of the project near building 13, 12, 11, 10 and 14.
Another week down, like waiting for a vacation, it seems to take forever and then its over before you know it. The check list for completion is growing longer and the to-do list shorter.
Well here it is 10 months into the project with the season change fast approaching. The first mention of rain on the news today brings up the topic of delays. We hope to dodge the weather and keep up the pace to have the new club house and leasing office enclosed soon.

In the last week a slight hiccup in the delivery of materials has delayed the siding project until October 9th. Notices have been posted to the first set of buildings and landscapers have begun the foliage clearing near the buildings.

Time is flying by and the list of things to do is getting smaller. It has been 9 months since the start up and over the next 12 to 14 weeks major components will be completed, reducing our renovation foot print considerably.

We had a slight delay in the foundation pour for the clubhouse and leasing office to review additions and rerouting of some last minute services that get locked into the concrete foundation and are now back on track.

The day has arrived when we will see the transformation really begin near the main gate and front pool. The grounds, landscaping and building will be cleared this week making way for the new clubhouse and leasing office.

The Fourth of July holiday is coming up fast. We wish you a safe and Happy Holiday.

The time has come for the big transformation to begin in the main entrance and pool area. Contractors and workers will be more prevalent as we set up parameter fencing, temporary detoured walkways and prepare for the removal of the old leasing office and clubhouse.

A month has gone by since our last Town Hall Meeting. Many things are in the works and are fast approaching start up. Please join up for a NEW - Town Hall Meeting this Wednesday night, May 16th. Over the last few months we have held 4 town hall meetings with a very small turn out. We want everyone to be aware of the impact that this project may hold for you as we get closer to the rebuilding of the leasing office and club house, so to better communicate the project...

We have rescheduled for a property wide electrical shut down for April 23, 2012 from 9am to 6pm so that we might install new transformers and to connect a few of the buildings to the new grid. This will be the first of two shut downs the property will experience. The second will be a building by building shut down to connect the exterior boxes to the grid. Notices will be delivered as we finalize the schedules.

The new underground piping for the electrical upgrades is in place. Thanks all of those who assisted by moving cars from your spaces to allow the worker to complete their jobs in record time.
The first weeks in April will bring the connection of the new power grid. This will require shut downs of the transformers to the property and again for individual buildings as noted in earlier letters to all neighbors. We will be firming up times and dates with notices to follow.

This week, the big change you might have already noticed is that the Leasing Office has moved in preparation for the upcoming removal and rebuild of the main entrance area. You can find us at the other end of the property in Building 10 Unit 4 as of Saturday March 10, until all of the improvements to new offices are complete. On Wednesday night February 29th we hosted another Town Hall Meeting in the clubhouse here at Shadowbrook from 6pm to 7pm.

The Electrical Project has officially started. Phase I starting from Monday, February 13, 2012 to Friday, April 13, 2012 includes buildings 1, 2, 3, 4, 18, 19, 20 & 21. Tentative electrical shut down for Phase I, mid-March.
Please note that the electrical work will require trenching throughout various areas of the landscape to properly install the new conduit. This may impact your ability to access certain areas of the property.
